If you’re thinking about selling your caravan, there are a few different options available, each with their own pros and cons.

There are many reasons why you might be thinking about buying a static caravan for sale off site. Buying a static caravan can be the ideal solution for your short-term accommodation needs. Whether you're in need of temporary housing whilst you complete a self-build project, or somewhere for seasonal workers to stay, buying a static caravan may be the ideal solution for you.

Whatever your reason for buying a static caravan, before you even begin to look at static caravans for sale , we suggest that you assess your site access.

If you neglect to check your site access you risk two outcomes;

damage to your static caravan, or
failed delivery, which you will be liable to pay for.

To help you minimise these risks, here are our top tips to help you assess your site access for siting a static caravan;

Site access on private land

If you’re buying a static caravan to site on private land there are a number of things to check;

Measure gate posts at their narrowest point and allow room to accommodate door handles and gutters.
Check for low hanging branches which could cause damage to your caravan. Once loaded, the delivery lorry could be up to 16ft high.
Consider the ground condition. Your 5-ton static caravan will not travel well over soft, wet ground and may even get stuck!
Look for possible obstructions such as tree stumps or telephone poles. Static caravans are delivered and rolled into position so the route must not have any obstacles.
Is there room to manoeuvre? It’s unlikely that your route will be perfectly straight. The delivery team will need extra room to manoeuvre, even on a straight run you will need at least an extra 24 inches/2ft to manoeuvre successfully.
During its journey it’s likely that your caravan will straddle two lanes of traffic. It’s important to check that the access road will accommodate the width of your static caravan.

Site access at holiday parks

If you’re buying a static caravan as a holiday home to site on a holiday park, it’s likely that the park will arrange siting for you. Some holiday parks allow customers to buy their own static caravan and site it on their park, however many do not. If you have a holiday park in mind, we would suggest that you check with them before you buy an off site static caravan.

So, with careful planning there’s no reason why your new static caravan can’t be delivered to site without any problems.

Our top tips to stop condensation in your static caravan

Condensation is a common problem faced by static caravan owners across the country. The temperature drops, you turn up your heating, and every morning you draw your curtains and are greeted by a steamed-up window!

And whilst condensation is definitely annoying, if left untreated it could also lead to a build-up of mould in your static caravan, or even worse, damp patches.

What causes condensation in a static caravan?

Condensation appears when warm, moist air (caused by cooking, boiling the kettle and even breathing) comes into contact with a cold surface (like a window). The warm air cools down quickly and releases the moisture, which turns into liquid droplets on the cold surface.

Given the limited space in a static caravan in which to carry out everyday tasks like cooking, washing and showering, all of which release additional moisture into the air, it's hardly surprising that condensation can build up.

Where to look for condensation in a static caravan

As we've said, condensation usually appears on cold surfaces like windows. But you should also check hard to reach places like window surrounds, corners and the insides of cupboards and wardrobes.

Problems usually occur more often in bathrooms and kitchens as these areas typically produce the largest amounts of warm air and moisture, but you may also find a build-up of condensation on your bedroom window on a morning.

How to stop condensation in a static caravan

Now that we understand what causes condensation in a static caravan and where to look for it, here are our top tips to stop the condensation in your static caravan;

Ventilation is key when it comes to combating condensation. Open windows or roof vents to encourage air-flow. This will allow the moisture to escape and any damps spots to dry out more quickly. If your windows have a ‘night latch’, use them, or fit ‘restrictors’ so that you can leave your windows ajar securely.
Always use fans and vents. Most new static caravans feature bathroom extractor fans and cooker hoods. Always turn them on when showering or cooking, and leave them on for a while afterwards so that the moister has time to escape.
Use a squeegee. Get into the habit of using a squeegee or a clean cloth to remove moisture from your windows or surfaces. This will reduce the chance of developing a mould problem.
Regulate your heating. Extreme temperature changes increase the chance of condensation forming.
Increase insulation to walls, floors and ceilings.
If possible, upgrade to double glazing.
Don't dry clothes inside, this will add to the moisture in the air.
Use a dehumidifier or salt-pots to collect moisture in problem areas.

Whether you're using your static caravan for a much-deserved winter break, or as temporary accommodation whilst you complete a project, it's essential that you know how to keep your caravan warm during the unpredictable winter months!

Most new static caravans are built with energy efficiency in mind, but whether your caravan is new or used, there are still lots of things that you can do to keep your caravan extra cosy this winter!

Upgrade your central heating

Most new static caravans come with gas fired central heating. However, if you have an older model caravan you may find that it has an older style boiler, or even a water heater. If your budget permits, installing a brand-new boiler is the most obvious way to keep your caravan warm during the winter months.

Upgrade your windows and doors

Again, most new static caravans come with fully double-glazed windows and doors, but if your caravan is a bit older it may only have single glazing. Windows and doors are typically where most heat escapes in static caravans so check yours for any damage or drafts.

Add thermal curtains

Adding thermal curtains is relatively simple and will help to reduce the heat loss through your windows and doors whilst helping to keep the warm air in.

Upgrade your external insulation

External cladding works to keep the cold out of your static caravan by adding an extra external layer.

Upgrading your external cladding can be costly initially, however the long-term savings on your gas and electricity bills will more than make up for it.

Upgrade your floor coverings

If possible, consider adding a thermal underlay under your carpet or laminate flooring for an extra layer of insulation. You can also try adding thick rugs in different rooms as a less costly option.

Don't block your radiators

If there is anything in front of your radiator it could restrict the heat from being distributed effectively. This is especially true of furniture that’s made of wood or upholstery as these materials absorb heat.

We appreciate that space can be a bit tight in a static caravan, but try to leave some space in front of your radiators so that the heat can circulate freely.

Invest in some portable heaters

Portable heaters are a quick and relatively inexpensive way to heat your static caravan. They’re also a fantastic back-up if the heating ever fails.

Electric fan heaters are often the cheaper option, but electric oil-filled heaters are usually more reliable.

There are lots of reasons why you might be looking at static caravans for sale off site. Buying a static caravan is a big decision and whether you’re thinking about updating your holiday rentals, or looking for temporary accommodation whilst you develop a property, there are lots of things to consider before you make your final decision.

Budget

Budget is usually one of the first considerations when you start looking at static caravans for sale off site. Buying a used static caravan is usually the most cost-effective option and many used static caravans can be purchased in ‘as new’ condition for a fraction of the price of a new caravan, however they are unlikely to be covered by a manufacturer’s warranty.

It’s also worth thinking about the lifespan of your caravan. Although buying a new caravan will cost more initially, it could last you upwards of 35 years! Used caravans may have less life in them and they could require some upgrading to bring them up to date or make them energy efficient – all of which will cost you more money.

Purpose

If you’re considering buying an off site static caravan for your holiday park or to rent as holiday accommodation it may be tempting to buy used to save on costs, however the potential rental income for a brand-new static caravan is likely to be much higher than for a slightly dated caravan without any mod cons. Visitors will pay more for the added luxuries that you will find in a new static caravan.

Do I need planning permission for a static caravan?

There are lots of reasons why you might want to put a static caravan on your own land. Maybe you’re developing a property and need temporary accommodation, or perhaps you’re thinking about the rental opportunity of putting a static caravan on your own land. Whatever the reason, it’s essential that you talk to your local council first!

If you want to temporarily move into a static caravan whilst building or renovating a property, most councils will allow this. But only if it’s on a temporary basis.

If you want to permanently live in a static caravan on a piece of land, you will need planning permission. We would suggest that you talk to your local council before buying the land or a static caravan to avoid any costly mistakes!

Likewise, if you want to take advantage of the current ‘staycation’ boom and rent out a static caravan for holidays on your land, you will need planning permission. Depending on the size of your venture, it’s also likely that you will need to apply for a Caravan Site License from your local council.

According to the Government website you do not need a license to run a caravan site if:

forestry workers, builders, travelling showmen or seasonal workers (like fruit pickers) stay in caravans on the site
the site is 5 or more acres and there are 3 or less caravans there for 28 days or less a year
you’re a member of an organisation like a caravan club and have a caravan exemption certificate
your site is approved by an organisation with a caravan exemption certificate
members of an exempted organisation stay in their caravans on the site
your site is used for a social get-together of caravan club members (a ‘rally’)

If you do need to apply for a Caravan Site Licence you may find that the council put conditions on the layout and the facilities that you must provide.

If you’re thinking about putting a static caravan on your land to house workers, on a farm or building site, you may not need planning permission. You are permitted to house workers on agricultural land whilst they work for up to 28 days, as long as their work is relating to the land (during lambing season for example).

You are also permitted to site a static caravan in some instances under Health and Safety legislation. If, for example, it was providing workers with essential amenities such as toilet facilities or shelter from the weather.

The simple answer is that it depends on your circumstances and your local council. Generally, if the static caravan will only be on your land temporarily and its being there will not change the use of land, most councils will work with you. If you intend to keep the caravan on your land permanently, you will almost certainly need planning permission.
